Master Planning Zoning Approval Landscape Architecture Development Guidelines Implementation Plans Fountain Square of Lombard is a 50+ acre commercial parcel located in suburban Chicago. This large site contains residential, restaurants, retail, office buildings, and a hotel. The approval process for Fountain Square required detailed site plans, landscape plans, paving, and lighting designs for each individual lot, as well as the planning and design exhibits for the entire site. The plans exhibit efficient parking areas with space saving ideas such as shared access drives, service areas, and overflow areas to eliminate the duplication of facilities which are necessary but not in constant use. The key to maintaining a park like atmosphere for the business center was the incorporation of a large retention pond with a waterfall, identity signage, and extensive landscaping throughout the site. This project demonstrates how our planning process can progress from providing an overall master plan to designing the parcels to address the individual needs of their users. In this way, we can provide for the needs of those users while maintaining the integrity of the overall design concept. |

two goals simultaneously: The storage of stormwater runoff and a
better visual element along the road than acres of paving. Above,
