The Lannert Group was commissioned by Wagner Homes of Valparaiso, Indiana to complete the master plan and site details for a 50+ acre luxury single family home subdivision.  The site presented many interesting challenges.  While the southern half of the site is relatively flat, the northern half contains a series of deep ravines and wetland areas.  This limited the amount of buildable space, but also allowed for the creation of an extensive network of trails, boardwalks, and open space areas.  An extensive tree survey was completed in order to locate roads and building envelopes away from mature trees, and where mature trees did not exist, the designers completed a series of restoration strategies, both for new tree plantings and native prairie vegetation.  Roads do not have curbs, and runoff is channeled into "bioswales" that are planted with native grasses that will filter the runoff before allowing it to enter the stream or wetland areas.  Part of the open space design details also included the stabilization of the ravine areas to prevent any further erosion.  In addition to the overall master plan, the designers also completed a series of details for paving and plantings on each cul-de-sac, at the intersections of streets, and for the primary and secondary entrances to the development.
